I don’t know about the first question, but the second, i think would be E (regional shopping center) because a community shopping center would be local and her business adviser suggests that she not limit her promotion to the Centerville population

My husband is “stripping” and “refinishing” an entertainment center… What all does that entail?
He found this really cool old entertainment center made of real wood (not particle board!) and it’s got a neat design, but the finish is peeling and scratched up. He got it for $8 at an estate sale, so really it’s no harm no foul if the project doesn’t work out… He knows what he’s doing but if he asks for my help, well…. Let me just say that I am useless… I’d kind of like to know what all will be going on so that if he does need help, or maybe if I just wanted to spend some extra time with him, I could hang around him while he’s working and maybe help out (and do more than just bringing him beer and holding tools)…
So could someone please tell me what needs to be done to strip and refinish a piece of furniture? Is there sanding? I’m useless when it comes to power tools or ultra heavy lifting (I can lift my share, but I don’t have his statuesque muscles), but I sure as heck can sand something… What all needs to be done, and how can I help without getting in the way?

Hi,
A chemical stripper like Zip Strip gets brushed on, after a few minutes it will bubble the finish. You can use steel wool pads & brass wire brush to clean detailed areas. Brass will not scratch the wood but normal wire brushes will scratch. Also use a putty knife to scrape the gunk off. You may need a 2nd application to get residual areas of finish off. After thats done, wipe the whole piece with lacquer thinner to neutralize any stripper in the wood. At this point you can either stain/poly or just poly the wood. 3 coats are required.

Question about papillon markings?
I am looking to get a little papillon puppy to add to the family. The pap we have now is a tri color, beautiful markings. He has black around his eyes with the orange color over his eyes, in ears, and also on cheeks. he has a white strip down the center of his forehead. This is a very typical look. I found a papillon that I think is soo cute but I was curious about her markings. She is also a tri color but her face is completly covered. Do these make unattractive adults? Is this normal??

A white blaze on the face is preferred, but its not considered a fault. Its a very cute puppy, and i have never seen a pap with no white on its face…very unusual. I’m sure it will make a cute adult.

Just rezoned my property to C-2 Commerical. Got a question!?
What is the average your property value goes up once this happens? I live along a strip of 5 homes…Each of which is roughly about 1 acre. I have a Meijer being bulit across the street along with a so called “Town Center” with other shops as well. All of my neighbors have jumped on the oppurtunity to rezone. I am in a good way ( i think) because the neighbors on either side of me are already going through an agent and have their homes up for sale as Commercial Property. I guess i have another question in addition to the the very beginning regarding the estimated value of my home now that it is Commercial. Do i have a good bargaining chip seeing as how i am smack dab in the middle? i would think that a prospective buyer would be looking for a 3-4 acre lot as opposed to two 1 acre lots surrounding a house (MINE). Anyone with any thoughts? Just want to be sure i am going to get as close to top dollar as possible. Thanks!

There is no average.
There is the idea of ‘highest and best use’. What could be built there? What would it take to build the structures? Subtract all the costs and that starts to provide an idea of what the land could be worth.
Note that a developer is taking a risk when they build. Hence they need to make a profit and be compensated for all the risks they might be taking.
Expect that you need to leave enough profit on the table for the next guy if you want someone to buy the property. Before or after constructions if you choose to do the project yourself.
It is not about ‘top’ dollar as much as making a reasonable profit while moving forward. In the extreme you could do the whole project yourself and take all the risks. That will provide the largest profit but the greatest risk.
