Donald asks…

Im leasing a commercial retail building that is for sale. What sre the rules for realtors showing the space??

There is a lockbox on the door for any realtor to bring anyone in at anytime. I have thousands of dollars of inventory, a cash drawer, etc. What are the legal rules on this?

HoustonCheapRetailSpace answers:

Look at your lease, it should have stipulations for showing the property if it is offered for sale.

If you have concerns, contact your owner, the contract and showing instructions are between the owner and the Realtor who listed the property for sale.

Sandy asks…

I’m interested in selling through a business that lets out small retail space, for a percentage/rental fee.

I’ve heard that some places let out small spaces to individual retailers, who stock the spaces themselves. All stock then goes through a central till and your total sales are added up and they charge a percentage fee from this. Not sure if this is called a co-op or not. How do I find out about these schemes in my area and does anyone know what they are called.

An Update after a day of looking back:

I am so sorry, you probably mean a land based business?
I do the same sort of thing but without any large inventory or employees. When I looked at your question it just came natural to me to make the association with what I do.

I cannot even believe that this is so real to me that I am able to identify its business rules to any other business.

Only the difference is that of the benefits I get through my on-line business. With that I have an income I was dreaming of : ) I am glad I did not buy the franchise I was thinking.

Honestly, to your question I say…. Yes it is called co-op!
But man…are you sure? If it was to wait for few months and try something that runs on autopilot…and in the same time brings you in an income no other business has a potential to do that…not without employees anyway and neither close to few months.100% tax deductible start up business costs and household bills?

Are you sure?

Which trade fair to participate in USA where direct selling of handicrafts is allowed.(Sale period of min 9day

I wish to exhibit products & sell them directly to the customers (my own designs in leather albums/jewellery) in a major city of USA. Can you suggest some exhibitions for period of more than a week so that I am able to cover my cost of logistics & travel from asia.
Or otherwise any retail space available for a period of one month so that the products can be showcased & directly sold to the public

John asks…

How successful is an exotic reptile shop? What does it take?

I feel that the “reptiles” category is best to ask this since the “small business” section won’t answer this.

I found a small retail space in a shopping center and I would like to open an exotic reptile shop since there are no competitors in the area. The rent every month is $5,000 a month.
What makes a reptile shop the most money… supplies, or the actual animal sale? In order for a reptile shop to succeed does the store rent have to be below a certain amount like $3k or so?

thanks!

HoustonCheapRetailSpace answers:

Its extreamly dificult because of the over head… For instance if your selling cloths you dont have to feed them.. They dont need. Watter, electrisity, exe.. As a shop you definatly make the most money on suplys and feeders. Not so much on the animals… Its not easy and you have to have allot of all around reptile experience to pull it off… Plus conections. Do you have any? Is there a zoo med rep in your area, what about importers and wholesalers? Feeder suply…. Its all stuff to think about

Thomas asks…

Can you pour fresh concrete on old concrete and it stick?

We rented an old building (about 80 years old) and are renovating it for a retail space. When we started demolation we discovered a sag in the concrete that was covered by plywood– which is inapropriate as you bounce on the sales floor— so we ripped it up. The sag in the floor is about 22 ft by 30ft and is 6″ deep on the wall side and level in the middle of the space. What would be the best way to make the floor level again. We plan to recarpet the area.

HoustonCheapRetailSpace answers:

Use a self leveling compound – it’s perfect for this. Check with your local Home Depot to buy it.
